#1 – BIG Condos 489 King West | $1,500 PSF up
BIG Condos at 489 King West by Westbank & Allied Properties REIT, is a striking new development located across from Fashion House Condos. The project takes half a city block and hosts 514 units. The striking architecture is done by BIG, and includes angled units, retail on street level and live walls. BIG Condos is going to raise the bar on Toronto developments, and change King West for good. Prices re to match and at Yorkville or Nobu levels. We estimate unit prices to be in the $1,500-$1,750PSF.

#2 – The Well 410 Front W | $1,250 PSF upÂ
The Well at 410 Front West is a massive project taking over the previous Globe and Mail lands. The Well developers is a consortium made of RioCan, Allied and others. 1,800+ residential units spawned over five towers plus offices and public spaces are included. This project advantages are the proximity to downtown and Spadina/Gardiner exists, high-design and mixed-use. Imagine you own here, leasing to tenants who work on site in one of the offices. That’s proper design. Prices will start in the $1,200 PSF (large units) and well over $1,500 for the smaller units. That’s for VIP, it’ll appreciate more as time goes by.
#3 – Wonder Condos 462 Eastern Ave | $1,100 PSF up
