What’s interesting about 9T6 is that the builder, Camrost-Felcorp had already started construction, and rapid sales and price levels will attest that the market is in agreement.
Entry level suites of 460 sqft selling in the $190,000 range, 1-bedrooms at 620 range go for $262,000 and up, and larger units of 900 sqft and more are priced from approx $434,000.
9T6 Condos therefore commands $415 PSF and more, joining the club of $400+ PSF.
To illustrate, use this formula: PSF x SQFT = Net Unit Price
For example, $415 x 800 = 332,000. Add parking at $29,000 and our fictional unit is sold at 361,000, before locker and closing costs.
9T6 Condos amenities offer 24/7 concierge, a ground floor guest suite, a fitness facility, a party room and a garden terrace. Floorplans are decent and the use of U-shaped kitchens, in my opinion, is correct.
