 Stage East Lofts in Leslieville / Toronto Condos – developed by Jim Neilas you recall from Cube Lofts, architected by Raw Design with Studio CK, is a 24-loft building situated on Queen street East, just east of Leslie. This is a smaller boutique building, with some units facing Queen street and a U-shaped structure offering a large inner courtyard which is exclusively used by each of the four units surrounding the courtyard.
Stage East Lofts in Leslieville is a great example of how small pieces of land can used in a smart way, allowing for a limited number of residences in revitalized urban areas. On the other hand, small buildings have their usual problems, mainly, a high risk for your condo fees to go through the roof, as a small number of residents being made responsible for a large sum of funds.
Stage East Lofts scores one low mark on my chart by not releasing floorplans in advance. That is an old marketing trick designed to bring people into the sales centre, but in these days, most floorplans are available as PDFs online and in my opinion, builders would be better off informing clients and Realtors of their new developments in detail, rather then drag us to their site.
Stage East Lofts would make great living for those who prefer a smaller loft building with no amenities and no private-public spaces. However, we’ll have to wait and see what prices are asked for and with Cube Lofts incomplete, plus a lack of detailed information on the building, it’s a bit of a guesswork as per future value oft his building. Much will be determined by the actual finishes and quality of workmanship in this building.
