The Bridle Estate.
Begin with the space you need.

Condominium living can reduce the hands-on upkeep of a detached house. Start by comparing usable layouts, outdoor space and total carrying costs—not the neighbourhood label alone.

More room to live. Less house to maintain.

Start with a boutique condominium format rather than the responsibilities of a detached property. The recorded suite range begins at 971 sq.ft., making this a useful first comparison for buyers who want meaningful interior space in the Bayview / Bridle Path area. Its Country Lane address places the project in the same tightly defined local search area as the alternatives below.

95 Developments identifies 70 residences across this six-storey project. The developer-linked campaign presents the Estate alongside Bridle Prestige, but they are separate buildings with different size and price ranges. Treat the recorded plans as a starting point for a layout, exposure and total-cost review—not a promise that a particular suite remains available.

Does the price support a “low-price” claim?

The developer-linked campaign advertises $995/sq.ft. A price record dated August 7, 2026 also shows $966,145 at $995/sq.ft. This supports an attributed advertised price—not “best value,” a market discount or returns.

We would not call the Estate the lowest-priced local option. Bridle Prestige records a lower $528,345 entry price, with a smaller 531 sq.ft. starting plan. Both are inside the radius. A proper value comparison needs matched layouts, inclusions, deposits and closing costs.

The developer’s claimed $1,800/sq.ft. area benchmark has no verified methodology in the material reviewed; it is not adopted here. No discount percentage is asserted.

What needs confirmation before you buy

Occupancy date, current suite availability, parking, locker, deposit terms, maintenance estimates and closing adjustments need a dated sales package. A secondary marketing page still says 86 suites; the developer-linked source and current project record say 70.

¹ 70 homes is supported by the developer-linked site. The 86-suite secondary page is retained in the source log as a conflict, not silently reconciled.

Architectural character with generous proportions.

For buyers who put classical architecture and expansive layouts first, North Drive’s project offers a distinct alternative to the two 95 Developments buildings. The official architecture page describes a Beaux-Arts approach by Richard Wengle. The recorded plan range is substantially larger at its entry end than Bridle Prestige’s.

The design team is independently confirmed on the official project website. Secondary marketing describes garden suites, terraces and amenity spaces, but their availability and specifications must be checked for the chosen residence. The marketed name and civic project address differ; they identify this same project, not two separate buildings.

When to compare it

Compare this if architecture, interior scale and outdoor-space options outweigh entry price.

Project-specific risks & unresolved facts

Current project data says 55 suites; June 2026 secondary marketing says 62. Recorded occupancy is 2028, not a guaranteed completion date. A historical public listing shows $2.4M while the refreshed database range is $3.9M–$4.225M; this does not establish a price increase or a project-wide minimum.

A smaller recorded entry footprint—and price.

Bridle Prestige broadens the comparison for buyers who prefer a more compact home or a lower recorded entry price. Its published range starts at 531 sq.ft.; that difference in size is essential when comparing its headline price with the Estate. The current project record names Gold Land Architects and Engineers.

The developer-linked source identifies 60 residences. The address is close to the northern edge of this search, but independent geocodes place it inside the 1 km boundary. It belongs in the shortlist rather than being quietly excluded to support an Estate low-price headline.

When to compare it

Compare this if compact layouts or the lowest recorded entry ticket among these candidates is your priority.

Project-specific risks & unresolved facts

The approximate 63 m boundary buffer is based on civic address points, not a legal parcel survey. Occupancy, deposits, inclusions and live suite availability remain unverified. A lower ticket does not establish better value, a lower comparable price per square foot or investment returns.

Follow the next proposal without mistaking it for inventory.

This assembled Bayview site is relevant to the immediate development landscape, but it is not presented as a residence you can reserve today. The indexed City report describes a six-storey residential proposal with 56 units. The current project record identifies Times Group Corporation and a planning-phase sales status.

The civic address points span approximately 388–421 m from the anchor, all within the radius. The City notice and later report show different parking totals, so the page does not treat an early application as a final design or approval. A new TUK rental announcement near the Bridle Path does not disclose an address; connecting it to this site would be speculation.

Use this for planning updates, not an immediate purchase or investment comparison.

Geocoding method, anchor conflict & borderline test

Anchor: 8 Park Lane Circle, Toronto. ArcGIS World Geocoding returned an exact PointAddress match (score 100): 43.735829984646, ?79.377957470425. Walk Score publishes 43.7358223, ?79.377986, approximately 2.4 m away. MapQuest’s alternative point (43.736234, ?79.377386) is approximately 64 m away; the discrepancy is disclosed rather than mixed into the main calculation.

Distances were calculated with the haversine formula and a 6,371,008.8 m mean Earth radius using exact geocoded civic points. Bridle Prestige measures 937.1 m using ArcGIS, 936.3 m using its independent Walk Score coordinate, and roughly 925 m using the alternate MapQuest anchor. It remains inside across the checked points, with about a 63 m buffer under the selected method. The published project point also agrees closely. No boundary exclusion is justified by these checks; parcel edges are not certified.

Coverage: the four prior candidates were refreshed, with an additional neighbourhood project search and targeted web discovery. Completed One Post Road (2001) is excluded as resale. This is not a certified exhaustive municipal development inventory.

06 / Investment discipline

A compelling address is not a return forecast.

Model the complete cost

Confirm taxes and any eligibility-dependent rebates with your advisers. Review legal fees, closing adjustments, development charges, parking, lockers, maintenance, financing and interim occupancy charges in the actual documents.

Plan for a longer timeline

Preconstruction brings approval, construction, financing, cancellation and completion risk. Deposit timing and mortgage qualification may change your cash needs. A recorded occupancy year is not a guarantee.

Underwrite the exit

Rent, resale liquidity and future pricing are uncertain. Check assignment and leasing restrictions, competing supply and downside scenarios. No rent estimate, yield, appreciation or guaranteed return is asserted here.

Property-fit examples refer to space, cost, architecture and timing needs—not age, family status or other protected characteristics. Obtain independent legal, tax and financing advice before signing.

Bayview preconstruction questions.

Is The Bridle Estate the cheapest project here?

No such claim is supported. Its recorded entry price is $966,145, while Bridle Prestige records $528,345 for a smaller entry layout. The developer advertises $995/sq.ft. across the campaign, but matched all-in value has not been established.

Are all four projects actively selling?

No. The Estate, Prestige and 2 Post Road have recorded selling statuses, subject to confirmation. 2425–2427 Bayview / 1 The Bridle Path is a planning watchlist entry, not verified sale inventory.

Is Bridle Prestige really within 1 km?

Yes, under the checked address-point methods: approximately 936–937 m from the selected anchor. Straight-line distance is not walking or driving distance.

Why include a project under construction?

This guide covers new-development purchases before completion, including a project reported under construction. Completed resale and rental listings are not mixed into the purchase shortlist.

Can I reserve a suite through the contact form?

No. Sending an enquiry neither reserves a suite nor establishes pricing, availability or an agreement. Review the separate contact form’s consent terms before submitting.
